ALL that certain plot, piece or parcel of land situate, lying and
being at Pine Nock, in the Town of Southold, County of Suffolk and
State of Now York, more particularly bounded and described as follows:
BEGINNING at a point on the southerly line of Pine Neck Road which
point is North 81 degrees 40 minutes 00 seconds East a distance of
100.0 feet from land now or formerly of Rowland Timm (Cocktail Cottage)
which point is the northwesterly corner of the promises herein des-
cribed; running thonco in an easterly direction along the southerly
line of Pine Nock Road, North 61 degrees 40 minutes 00 seconds East a
distance of 110.60 foot to land of Stevan Banick; running thence along
said land of Banick, South 6 degrees 37 minutes 10 seconds hest a dis-
tance of 166.87 foot to a point; running thence still along said land
of Banick, South 85 degrees 55 minutes 20 seconds West a distance of
67.5 feet; running thence in a northerly direction along other land
now or formerly of Ellsworth C. Grathwohl and wife North 0 degrees
58 minutes 20 seconds West a distance of 157.96 foot to the southerly
side of Pine Nock Road at the point or place of BEGINNING.
TOGETHER with the right to the use (in common with others) of a
twenty (20) foot right of way, the center line of which extends along
the westerly line of the promises of David L. Mudd and wife for a
distance of 184.93 feet northerly from Pine Nock Road, then in a
westerly direction a distance of 29.54 foot and again in a northerly
direction a distance of 254.88 foot, more or less, to ordinary high
water line of Jockey Creek for the purpose of ingress and ogress to
and from Pine Nock Road and to and from Jockey Creek.
