ALL that certain.plot, piece or parcel of land situate, lying
and beine at Cedar Beach, near Southold, in the Town of Southold,
County of Suffolk and State of New York, particularly described as
Lot Number 138 on a certain map entitled, "Subdivision Map of Cedar
Beach Park situated at Bayview, Town of Southold, New York," made
September 15, 1926 by Otto W. Van Tuyl, Professional Engineer and
Surveyor, License No. 1582, and which map is filed 1n the Suffolk
County Clerk's Office as and by Map No, 90.
SUBJECT TO THE FOLLOWING COVENANTS AND RESTRICTIONS:
1. No dwelling house shall have a flat or mansard roof or roof of
any ]find other than a gable, gambrel or hip roof.
� 2. No dwelling house shall be emoted or maintained on any of said
plots unless it shall cost at least $6000. to construct at the present

cost of materials and labor.

3. No dwa111nP, house shall be erected or maintained on any of said
w w plots within 40 feet of any Peconic Bay front or within 25 feet of any
other water front or within 25 feet of any road front or within 10
feet of any other boundary.
4. No other building except a private garage shall be erected or
maintained upon any of said plots unless aboat house.
5. Every garage and every boat house must 2onform to the style of
the dwelling house on the same plot.
6. No garage not incorporated in the same building as a dwelling
house, shall be nearerto the water or road front of any of said,
plots than 75 feet, unless in the middle of the length of the plot
or nearer to any other boundary line than 5 feet.
