�W T that piece or parcel of land, situate, lying and being in the Village
and Town of Southold County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a concrete monument set on the Northwesterly line of
a 50 foot strip of land hereinafter described as a right of way, at the
Southerly corner of land now or formerly of Warner; running thence
along said Northwesterly line of the above mentioned 50 foot strip of
land South 23 degrees 35 minutes 20 seconds West 100.03 feet; thence
along land now or formerly of Walter E. Hyatt North 64 degrees 50
minutes West 470 feet, more or less, to Long Island Sound; thence North-
easterly along said Long Island Sound 100 feet or more; thence along
said land now or formerly of Warner South 64 degrees 50 minutes East 46
feet, more or less, to the point of beginning.
TOGETHER with a right of way over said 50 foot strip of land along
the first course above described and thence in a general Southwesterly
direction about 630 feet to a certain 20 foot strip of land; thence ove
said 20 foot strip of land, in a general Southeasterly direction, about
500 feet to the Southeasterly boundary of land now or formerly of said
Walter E. Hyatt; thence over the existing roadway in a general Southerly
direction to Sound View Avenue.
ALSO a right of way 20 feet in width beginning at the Southwesterl
line of the premises, on the beach near the foot of the Sound bluff and
running thence in a general Southwesterly direction near the foot of
said bluff about 1075 feet to a point near the end of said bluff; thence
southeasterly and then Southerly and then again Southeasterly and then
again Southerly to Horton Lane.
RESERVING a right of way over a strip of land 20 feet in width, the
Southwesterly end of which begins at the Northeasterly end of the last
described right of way and runs Northeasterly across the premises to
land now or formerly of said Warner.
SUBJECT to covenants and restrictions as set forth in a certain
deed recorded ie the Suffolk County Clerk's Office in Liber 2739 of
Deeds at page 68.
BEING and intended to be the same premises conveyed by Walter E.
Hyatt to the party of the first part by deed dated August 8, 1947, and
recorded in the Suffolk County Clark's Office on August 12, 1947, in
Liber 2739 of Deeds at page 68. -
