PARCEL ONE: ALL that tract or parcel of land, situate at Great
Rogek,or Bay View, near the Village of Southold, in the Town
of Southold, County of Suffolk and State of New York, bounded and
described as follows: Northerly by land of Daniel Horton; Easterly
by land late of Carrie M. Reeve; Southerly by the North Road and
Westerly by Jacobs Lane. Containing 11 acres, more or less.
Being and intended to be the same premises conveyed by Adam V.
Doroski to Nickolas Mazzaferro, at al, by deed dated March 28th,
1955, and recorded in the Suffolk County Clerk's Office on March
30, 1955, in Liber 3860 of deeds at page 418.
PARCEL TWO: ALL that tract or parcel of woodland, situate, lying

County of Suffolk, and State of New York, bounded and described

northerly line of North Road (which point is the southwesterly
corner of land of Coleman, and the southeasterly corner of the
premises herein described); running thence along said northerly

of 180.22'feet to a point markdd by a concrete monument and land
of Doroski; running thence along said land of Doroski, North 26
degrees 37 minutes 40 seconds East a distance of 930.27 feet;
running thence still along land of Doroski, North 26 degrees 22
minutes 30 seconds East a distance of 299.19 feet; running thence
still along land of Doroaki, North 26 degrees 26 minutes 40 se-

point marked by a concrete monument; running thence North 25 de-

a distance.of 104.60 feet to a point marked by a concrete monument;
running thence South 25 degrees 58 minutes 30 seconds West a dis-
tance of 588.53 feet to a point marked by a concrete monument;
running thence South 24 degrees 55 minutes 20 seconds West a dis-
tance of 455.91 feet to a point marked by a concrete monument;
running thence South 28 degrees 02 minutes West a distance of
394.96 feet to a point marked by a concrete monument; running
thence South. 26 degrees 28 minutes 30 seconds West a distance of
575.77 feet to the point or place of beginning, according to survey
of Otto W. Van Tuyl, Licensed Surveyor, dated December 26, 1935.
SUBJECT however to the right of way heretofore granted to John
B. Coleman recorded in Liber 1056 of Deeds at page 527.
SUBJECT to any state of facts a more accurate survey might show,
provided the same does not render the title thereto unmarketable.
Being and intended to be the same premises conveyed by Howard M.
Terry, at al., to Nick Mazzaferro and Sons, by deed dated October
18th, 1954, and recorded in the Suffolk County Clerk's Office on
November 10, 1954, in Liber 3789 of deeds at page 310.
