I) ALL that tract or parcel of land situate, lying and
lioing at Bayview, in the Town of Southold, County of Suffolk and
State of Now York, bounded and described as follows:
BEGINNING at a monument on the southerly line of North Parish
Drive, 280.0 feet westerly along said southerly line from Dayton Road,
said paint of beginning being the northwesterly corner of land of
Dr. John Graves; from said point of beginning running along said
land of Graves, South 14 degrees 05 minutes 10 seconds West a dis-
tance of 178.85 foot to a monument; thence along land of the party
of the first part, 2 courses, as follows: -
(1) North 70 doBass 56 minutes 10 seconds West a distance of 140.53
feet; thence (2 North 14 degrees 05 minutes 10 seconds East a dis-
tanoe of 166.66 foot to said southerly line of North-Parish Drive;
thence along said southerly line of North Parish Thrive, South 75
degrees 54 minutes 50 seconds East a distance of 140.0 foot to the
point of beginning.
RESERVING, however, to the party of the first part, his legal
representatives and assigns, all rights to installation, maintenance,
repair and replacement of public utility lines, pipes, wires and
conduits, along the surface, above the surface and below the surface
of the highways adjoining said premises, and the right and privilege
to enter upon the premises herein described and lay, construct, erect
and maintain tberein or thereon sewer pipes, water or gas mains,
telephone or electric light poles, wires or conduits, with all
ordinary appurtenances and fittings; provided, however, that Bower
pipes, mains, poles or conduits shall be laid, constructed or orected
only within five (5) foot of the right of way or roadway line of
said premises.
