ALL that tract or parcel of land lying, being and situate at
Peconic, in the Town of Southold, County of Suffolk and State of
New York, and being more particularly bounded and described as
follows:
BEGINNING at a concrete monument set at the southeasterly corner
of certain premises known and designated as Lot No. 2 as shown on a
certain map entitled "Map of Acres of Diamonds, Inc., situate at
Peconic, Suffolk County, New York", prepared by Otto W. Van Tuyl
from surveys completed October 28, 1932, and filed in Suffolk County
Clerk's Office June 12, 1933, as Map No. 1128, and being the south-
easterly corner of other lands of the parties of the second part;
running thence along the northerly line of a certain 15 foot private
road as shown on said Map South 61 degrees 35 minutes 00 seconds
West a distance of 61.46 feet to a stake and the easterly line of Lot
No. 1 as shown on said map and being the southeasterly corner of land
of the parties of the second part; running thence along the easterly
line of Lot No. 1 and being along other land of the parties of the
second part, North 14 degrees 19 minutes 20 seconds West a distance
of 10feet to a stake; running thence along said other land of the
parties of the second part and being the southerly portion of said Lot
No. 2, North 70 degrees 54 minutes 40 seconds East a distance of 59.81
feet to the point or place of beginning.
SUBJECT to the right of way heretofore granted by the party of
the first part to the parties of the second part over said premises
for the benefit of Lot No. 1 as shown on said map.
Being and intended to be the same premises conveyed by John
Meade and Elizabeth M, Meade, his wife, to Beatrice Hodgins by deed
dated June 18, 1953, and recorded in the Suffolk County Clerk's
Office on June 22, 1953, im Liber 3534 of deeds at page 263 and
subject to the reservation therein contained.
