numbered 12, 13 and 111 as shown on a certain map entitled "Plan of

New York, dated November 10, 1927, Otto W. Van Tuyl, Professional Eng-
ineer and Land Surveyor, Greenport, New York", and which map was
S filed in the Office of the Clerk of the County of Suffolk on the
28th day of November, 1927 as Map No. 859, said part of lots being
more particularly bounded and described as follows:
Beginning at a concrete monument set on the easterly line of Wells
Avenue 30 feet southerly along said line from the northwesterly corner
of said lot number 12, said point of beginning being the northwesterly
corner of land of Ines B. Vail; running thence along the easterly line
of Wells Avenue, two courses, as follows: (1) North 24 degrees 25 min-
utes East 30.0 feet to said northwesterly corner of lot number 12;
thence (2) North 4 degrees 116 minutes 40 seconds West, 55.0 feet to
the northwesterly corner of said lot number 13; thence through said
lot number 111 due East 2115 feet more or less to ordinary high water
mark of Jockey Creek; thence southerly along said ordinary high water
mark of Jockey Creek 135 feet more or less to said land of Ines B.
Vail; thence along said land of Ines B. Vail and partly through lot
number 13 and partly through lot number 12, North 77 degrees 30
minutes West, 2110 feet, more or less to the point of Beginning....
