' Being and intended to be the same premises conveyed by Edward E. Selover and Camilla Selover, his wife, to John H. Dunn, Jr. and Harriet L. Dunn, his wife, by deed dated April 27, 1953, and recorded in the Suffolk County Clerk's Office on April 29, 1953, in Liber 3507 of deeds at page 576 and subject to the covenants and restrictions contained in said deed. SUBJECT TO THE FOLLOWIIJG COVrNANTS AND RESTRICTIOPIS: 1. There shall be no outside toilets or outhouses erected. An ad*4uate septic tank or cesspool shall be erected and maintained to -care of thesewagedisposal. 2. That neither the said party of the second part nor their heirs, and assigns, shall or will manufacture, sell or cause or permit to be manufactured or sold, on any portion of the premises hereby conveyed, any goods or merchandise of any kind, and shall not carry on, on any part of said premises any trade, business or profession whatsoever, or any boarding or rooming house. 3. That no building or structure above or below the surface, other than public yttility pipes or lines, shall be erected, constructed or maintained within ten (10) feet of any boundary line. 4• No fowl, poultry, animals or livestock shall be kept on said premises other than domestic pets. 5. That no dwelling house costing less than $3,000. or less than 625 square feet of ground floor space shall be era cted on sai3 pre- mises unless the plans shall be approved in writing by the party of the first part. 6. That not more than one (1) dwelling house or cottage shall be erected on any strip of said premises having a frontage of less than seventy-five (75) feet to eighty (80) feet per dwelling house measured along the southwesterly line of the proposed 25 foot channel or canal leading to Mill Creek. 7., That the said covenants are declared to be and shall be covenants attached to and running with the land. The said covenants and re- strictions may be released, modified or altered by the party of the first part., at any time. 8. That the party of the first part certify that none of the fore- , going covAnants and restrictions are deemed to be violated by the present building, structures and improvements erected thereon at the present time.
