theroon, in the Village of Southold, Town of Southold, County of Suffolk
and State of Now York, boundod and described as follows:-
BEGINNING at a point on the southerly line of a private right of
way known as Town Harbor Terrace where same is intersected by division
line between the premisos herein described and land now or formerly of
Thomas C. Bent, adjoining on the west, which point is marked by a monu-
ment and is distant 277 and 85/100 foot easterly measured along the
southerly line of said private right of way from the cornor formed by
the intersection of the easterly side of Town Harbor Lane with the
southorly side of said private right of way; running thence easterly
along the southerly side of said private right of way 150 and 58/100
feet to land of Thomas F. Daly; thence along said land of Daly south
48 degrees, 10 minutes east 336 and 56/100 feet to highwator line of
- Poccnic Bay; thence westerly along highwater lino of Peconic Bay as
it winds and turns 150 and 06/100 foot to land now or formerly of
Thomas C. Bent; thence along said land of Thomas C. Bent, north 48
degrees, 8 minutes, 40 seconds west 329 and 42/100 feet to the southerly
line of the private right of way known as Town Harbor Terrace at the
point or place of beginning.
TOGETHER with the right forever at all times to the party of the
second part, his heirs and assigns and the occupants or grantees of
said promises and they and their servants and all other persons for them
or their use, benefit or advantage to pass and repass on foot or with
vehicles over said private road hereinbefore mentioned and called Town
Harbor Terrace.
TOGETHER with all right, title and intereat of the party of the
first part in and to the beach fronting said premises and in and to
lands Under water in Peconic Bay adjacent to said premises.
SUBJECT to restrictions and reservations contained in former deeds
of record.
BEING AND INTENDED to be the same premises of which Irone G.
Henderson died soloed and possessed on Decembor 16, 1960 Bud this deed.
