Being and intended to be the same premises conveyed by Oliver Bros. Building 8- Construction Corporation to Raymond F. Ruppert and Catherine F. Ruppert, his wife, by deed dated August 22nd, 1939 and recorded in the Suffolk County Clerk's Office in liber 2061 of deeds at pope 380 on September 6, 1939 and together with the following richts, privileges, covenants and restrictions and covenants and re- strictions affecting* other lots on said map and which rights are con- tained in the deeds above mentioned: "TOGETHER with the right to use for boating, bathing and fishing all that portion of Beach lying in front of SectiongA and B, as shown on said map, in common with Reydon Shores, Inc. and with others who have now or may hereafter acquire rights in the scone, subject, however, to such reasonable rules and regulations with respect to the use thereof, as the said Heydon Shores, Inc. may from time to time put into effect. BuildinT & Construction Corporation shall not be held liable in any way whatsoever for any accident or accidents that may occur in connection with the use and enjoyment of said bulkhead and harbor from any cause whatsoever.
