Overton, Peconic, N.Y., said map having been filed in the Suffolk County Clerk's office January 27, 1926 as No. 802, said plot or parcel of land being more particularly bounded and described as follows: COMMENCING at a monument set in the southerly line of a certain road known as Inlet Way at the northeasterly corner of Lot 14 as laid down on said map; thence running along the southerly line of said Inlet Way, South 41 degrees 05 minutes 40 seconds East 151.05 feet to a monument; thence running South and parallel with the easterly line of said Lot 14, South 16 degrees 24 minutes West 56.6 feet to a monument; thence continuing along said last mentioned course 58 feet to a point in the ordinary highwater mark of Little Peconic Bay; thence running along said ordinary highwater mark of Little Peconic Bay, North 77 degrees 46 minutes West 127.72 feet; thence running along the easterly line of said Lot 14 North 16 degrees 24 minutes East 205.05 feet to the monument set in the southerly line of Inlet Way at the point or place of beginning. Together with the right, title and interest, if any, of the parties of the first part in and to waters under Peconic Bay in front of said plot or parcel of land and with all riparian rights, if any, of the parties of the first part.
