thereon, lying, being and situate Northeast of the Village of

New York, being more particularly bounded and described as follows:-
BEGINNING at a point on the Southwesterly line of Grove
Road, 645.0 feet Southeasterly along said Southwesterly line from its
Iintersection with the Southeasterly line of the North Road; and
thence along said. Southwesterly line of Grove Road, South 32
deg. 04' East 75.0 feet; thence running along land of Joseph Deerkoski
at right angles to said South+eesterly line of Grove Road, South 57 deg
56' ".'lest 100.0 feet to land of ':lm. Richmond; thence along said land
of Wm. Richmond on a line parallel with said Southwesterly line of
Grove Road, North 32 deg. OIC ' 'West 75.0 feet; thence along land of
Joseph Deerkoski on a line at right angles to said Southwesterly line
of Grove Road, North 57 deg. East 100.0 feet to the point of
beginning.
Said premises for the purpose of identification only are
known as Lot 31 on a certain map entitled "Lisp of Mill Creek Grove,
owned by Henry J. Smith, situate at ArshamomoqueI Toro of Southold,
Suffolk County, New York," made by Otto W. Van Tuyl, licensed engineer
and surveyor, dated May 13, 1947, and which map has not been fled.
TOGETHER with all right, title and interest of the party of
the first part of, in and to public highways lying adjacent thereto
and to the center line thereof.
