that certain piece or parcel of land situate, lying and being near

W BEGINNING at an iron pipe on the boundary line between land of the
party of the first part and land now or formerly of Alexander Williams,
said pipe being 157.44 feet northwesterly along said boundary line from
a monument on the northwesterly line of land of Jonathan Overton where
said boundary line intersects said land of Overton; said point of be-
ginning being the point where the westerly line of a 20 foot right-of-
way known as Hilltop Path intersects said boundary line; from said
E of beginning running along said westerly line of Hilltop Path,
South 25 degrees 10 minutes West, 100.0 feet to an iron pipe; thence
along land of the party of the first part, North 53 degrees 05 minutes
10 seconds West, 38.11 feet; thence along said land of the party of the
first part, land of the party of the second part and land of Hollohan,
North 59 degrees 05 minutes 40 seconds West, 112.50 feet to an iron
pipe; thence along land of Squeri, North 25 degrees 10 minutes East,
81.0 feet to a stake on said boundary line between land of the party of
the first part and land of Williams; thence along said boundary line,
and passing through an iron pipe, South 64 degrees 50 minutes East,
149.25 feet to the point of beginning.
TOGETHER with a right-of-way over said Hilltop Path from the
easterly comer of the premises southerly and then westerly about 435
feet to another 20 foot right-of-way leading to Horton Lane; and thence
southerly over said other 20 foot right-of-way about 210 feet to Horton
Lane.
TOGETHER with the right to use in common with others, a private
beach lying between the boundary lines of said land of the party of the
first part and extending from Long Island Sound easterly about 200 feet
to another 20 foot right-of-way known as Sunset Path.
TOGETHER with a right-of-way over said Sunset Pathacross said
land of the party of the first part.
