and being at Bay View, near Southold, in the Town of Southold,
County of Suffolk and State of New York, being known and designated
as Lot #1 and the northwesterly one-half of Lot #2 on a certain map
entitled "Map of Goose Neck, situate at Bay View, Town of Southold,
Suffolk County, N.Y., owned by. G. W. Smith & Sons," made by Otto W.
Van Tuyl, Licensed Surveyor, Greenport, N.Y., and filed in the Suffolk
County Clerk's Office on November 22, 194c, as and by File No. 1663,
bounded and described according to said map as follows:-
BEGINNING at a point on the easterly line of Main Bayview Road
which point is North 51 degrees 00 minutes West a distance of 75,
feet from the corner formed bythe intersection of the northerly line
of Smith Drive North with the easterly line of Main Bayview Road; _
running thence along the easterly line of Main Bayview Road, North
51 degrees 00 minutes West a dl`tance of 81.08 feet to a point marked
by a monument and land now or formerly of George M. Tisdale; running
thence North 41 degrees 25 minutes East a distance of 129.34 feet;
running thence North 40 degrees 45 minutes East a distance of 20.79
feet; runnin;-. thence South 51 degrees 00 minutes East a distance of
75 feet to land of Parker E. Dickerson; running thence South 39 de-
grees 00 minutes West a distance of 150 feet to the,.point or place

TOGETHER with all the right, title and interest, if Buy, of the
Dar,'y of the first part,. in and to the highways in front of and abutting
said premises, to the center lines thereof.
TOGETRER with the right. to use, for all reasonable purposes, in
common with others, subject to such reasonable rules and regulations
with respect to the use thereof as the party of the first part may
from time to time put into effect, that portion of Lots No. 37 and 38
and Dart of Lot 39 on said map known as the beach property, it being
