THIS INDENTURE made the �' day oiJ , 1961, between Marie
E. Weston, reAding atSouthold, New York, party of the first part,
and Ann B. Bruer, residing of 302 Warwick.Avenue, Douglaston Manor,

a WITNESSETH, that the party of the first part, in consideration of
A oa the sum of $1.00, and other good and valuable consideration, paid
by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and as-
signs of the party of the second part forever,
ALL that certain tract or parcel of land with the buildings and im-
provements thereon erected, situate, lying and being at Pine Neck,
in the Village and Town of Southold, County of Suffolk and State of
New York, and more particularly bounded and described as follows;
COMMENCING at a point set at the southeasterly corner of the premises
herein to be described and which point lies on the weeterlyline of
the premises of William J. Pollert, distant 195 feet northerly from
the intersection of the westerly line of the land of said William J.
Pollert and the northerly line of Pine Neck Road on a course running
north 8°55140" west, along the westerly line of the lands of said
William J. Pollert; thence running from said point of beginning in
a general westerly direction and along other lands of Ellsworth C.
Grathwohl and Winifred F. Grathwohl, his wife, south 79°52140" west,
a distance of 128.94 feet to a point; thence running in a general
northerly direction along other lands Of Ellsworth C. Grathwohl and
Winifred F. Grathwohl, his wife, north 9°10'40" west, a distance of
244.88 feet, more or less, to the mean high water mark of Jockey
Creek; thence running in a general easterly direction along the mean
high water mark of Jockey Creek to the westerly line of the land of
said William J. Pollert, north 82°16120" east, a distance of 130
feet, mor�fte1T; thence running in a general southerly direction

east, a distance of 239.48 feet, more or less, to the point or place
of beginning.
TOGETHER with all the right, title and interest, if any, of the
party of the first part of, in and to the land below mean high water
mark and lands under the waters of Jockey Creek adjacent to the
premises above described.
TOGETHER with a right of way in common with other users for the pur-
pose of ingress and egress to and from Pine Neck Road, the westerly
line of which right of way commences et the southwesterly corner of
the premises hereinabove described and runs in a general southerly
direction to the northerly aide of Pine Neck Road, south 6-351401-
east,
°35'40"east, a distance of 195.08 feet and the northerly line of which right
of way commences at the southwesterly corner of the above described
premises and runs north 79052140" east, a distance of 64.47 feet.
BEING and intended to be the same premises conveyed to the party of
the first part by deed made by Rowland H. Timm, et ux, dated June
299 1958, recorded in the Suffolk county clerk's office in liber
4479 of conveyances, page 426, July 1, 1958.
