ALL.that certain tract, parcel or piece of land, lying, being
and situate at Paradise Point, in Bay View, near the Village of
Southold, in the Town of Southold, County of Suffolk and State of
New York, and being more particularly bounded and described as
follows:-
BEGINNING at -a point on the northeasterly .boundary of land of
C. D. Baker, 270.0 feet southeasterly along said northeasterly
boundary line from concrete monument set on the southeasterly
line of a certain 50 foot private road, said concrete monument
being also at the northwesterly corner of said land of C.D. Baker;
from said point of beginning running along land of Nelson S.
Robinson 2 courses, as follows: (1) on a line at right angles to
said northeasterly boundary line, N. 230 021 50" E.- 105.0 feet;
thence (2) N. Oo 13t 2011 E.- 54.43 feet to the curved southerly
. .line of.said 50 foot private road; thence easterly along said
curved southerly line on a curve to the left having a radius of
177x0-fast,-a distance along said- curve'of 71.46 feet to a con-
crete monument and land of Alfon Wolz; thence along said land of
Alfon-Wolz and passing thrg,a concrete monument, S. 43o 221 300 E.
about 295 feet to the ordinary,.high watermark of Little Peconic
Bay; thence southwesterly along said ordinary high water mark of
Little Peconic Bay about 83 feet to said'land of C. D. Baker;
thence along said land of C. D. Baker, N. 66o 571 10" W. about 53
feet to a concrete monument; thence still blongsaid land of C.D.
Baker on the same course, N, 66o 571 10" W.- 224,20 feet to the
point of beginning.
TOGETHER with a right of way over said 50 foot private road
from the northeasterly corner of the premises in a general westerly
or southwesterly direction over land of the said Felson S.Robinson
to the northerly end of a Town Highway known as Paradise Point Road,
TOGETHER with a right of way in and over all roads, as they
may be constructed or are presently constructed, including the right
of way hereinbefore mentioned, on the entire tract owned by Nelson
S. Robinson, al portion of which comprises the premises hereinabove
described, which tract is known as Paradise Point in said Southold,
Reserving to Nelson:S. Robinson, his successors and assigns, the
rightto change,alter, amend or withdraws any.road or right of way
either now'laid outs including the right of way hereinbeforemen-
tioned, or to be laid out, so long as normal ingress and egress is
provided to and from the afore-described premises to the Public
Highway known as Paradise Point Road.
TOGETHER with all the right, title and interest of the party
of the first part, if any, of, in and to Little Peconic Hay and
the lands under the waters thereof lying in front of and adjacent
to the said premises.
Being and intended to be the same premises conveyed by Nelson
S. Robinson, Trustee under it certain Indenture of Trust dated
November 15, 1939, and made by Francis H. Robinson; Settlor,-to
Margaret E. Babcock by deed dated May 2, 1953, and- eoorded in the
Suffolk County Clerk's Office in.liber 3513 of deeds at nage 90 on
May 11, 1953, at 11:47 A.M., and subject to the cobenants and re-'
strictibNs' therein cdhtained. And this Deed is p,Iven in confirmation
