by the party of the second part,does hereby grant and release unto the party of the second par,the heirs or

ALL that tract or parcel of land situate, lying and being at
Southold, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
Beginning at a point formed by the intersection of the Easterly
line of the premises herein described with the Southwesterly corner
of land heretofore conveyed to George Biehl and Mary A. Biehl, his
wife, by Richard W. Hackett and Emilie B. Hackett, his wife, by deed
dated August 6,1960, and the Northwesterly corner of land of Arthur
Cornell and Cline W. Cornell, his wife, which point is the Southeast-
erly corner of the premises herein described; running thence South
83 degrees 05 minutes 30 seconds West a distance of 65.0 feet; runn-
ing thence North 6 degrees 54 minutes 30 seconds West a distance of
100.0 feet; running Pence North 83 degrees 05 minutes 30 seconds
East a distance of 65.0 feet to said land of Stahl; running thence
South 83 degrees 05 minutes 30 seconds West a distance of 100.0 feet
to the point or place of beginning. Said promisee being and intended
to be a portion of the premises heretofore conveyed by Southold De-
velopment Corporation to Robert E. Boergeeson and Johanna J.Boergesson,
his wife, by deed dated.March 29 1960 and subject to the covenants
andrestrictions therein contained. This sale does not include any
access to this property except access over and-across the aforesaid
other land of George Biehl and Marg A. Stahl, his wife, to which the
premises above described are contiguous.-
