in the Suffolk County Clerk's Office at Riverhead, Suffolk County,
F.Y. on the 10th day of May, 1927 as Mao No. 834•
SUBJECT to any state of facts an accurate survey may show pro-
vided that such state of facts does not render the title unmarketable;
to covenants, restrictions and reservations contained in former deeds
of record provided the existing structures thereon do not render the
title unmarketable.

Jewell, by deed dated June 30, 1930, recorded in the Suffolk County
Clerk's Office on July 28, 1930 in Liber 1516, Page 313 and of which
I.Fenry Kirby died seized and, possessed on iiarch 15, 1934, leaving a
Last Will and Testament under the terms of which he devised said pre-
mises to his widow, Marion Ludlum Kirby by Willadmitted to probate in
t'ae Nassau County- Surrogate's Office on April 2, 1934 and of which pre-
mises said Marion Ludlum Kirby died seized and possessed on August 12,
19b.3, leaving a Last Will and Testament admitted to probate by the
Suffolk County Surrogate on September 2L., 1943.
It is understood and agreed pursuant to previous covenants and re-
strictions of record, that the above described premises is not to be
used for commercial purposes.

Ludlum Kirby, deceased, to Harry h. Eine and Game M. King, his wife,

Clerk's Office in liber 23Li6 of deeds at page 398 on March 13, 1944•
The said 'iarry E. Kine* having, died a resident of Southold, Suffolk
County, New York, on August. 24, 1956, survived by his wife, Genma M.
King, the grantor herein.
