and valuable consideration paid by the party of the scorned parr, does hereby grant and release or the
party of the second part, his heirs and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected. situate,

folk and State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly line of Grove Road, 570,0
feet southeasterly along said southwesterly line from its intersec—
tion with the southeasterly line of the North Road; and running thenc
along said southwesterly line of Grove Road, south 32 degrees 04
minutes 00 seconds west, 75.0 feet; thence along land heretofore con—
veyed to Joseph Deerkowski by deed dated January 14, 1952 and re—
corded in the Suffolk County clerk's office in liber 3326 of deeds at
page 52 on March 3, 1952, on a line at right angles to said south—
westerly line of Grove Road, south 57degrees 56.minutes 00 seconds
west, 100,0 feet to land of ililliam Richmond; thence along said land
of '7;illiam Richmond on a line parallel with said southwesterly line
of Grove Road, north 32 degrees 04 minutes 00 seconds west, 75.0 feet
thence along land now or formerly of Henry J. Smith on a line at
right angles to said southwesterly line of Grove Road, north 57
degrees 56 minutes 00 seconds east, 100.0 feet to the point or
place of beginning.
SAID premises for the purpose of identification only are known as
lot 32 on a certain map entitled, oblap of Mill Creek Grove, owned by
Henry J. Smith, situate at Arshamomaque, Town of Southold, Suffolk
County, New York", made by Otto W. YanTuyl, licensed engineer and
surveyor, dated May 13, 1947, and which has not been filed.
BEING and intended to be the same premises conveyed to the party of
the first part by Henry J. Smith by deed dated December 15, 1953 and
-recorded in the Suffolk County clerk's office in liber 3628 of deeds
at page 316 on December 17, 1953.
TOGETHER with all right, title and interest of the party of the first
part of, in and to public highways lying adjacent thereto and to the
center line thereof, and SUBJECT to any state of facts an accurate
survey may show, a personal inspection thereof may disclose, and to
any covegants, conditions, reservations, restrict one and easements__
