do hereby ffrant and release Unto the parties of the second part, their
distributees and assigns forever, all that certain lot, piece or
parcel o£ land, situate, lying and being at Cedar Beach, near
Southold, in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot Number One Hundred Seventy-
one (171) on a certain map entitled "Map of Cedar Beach Park",
filed in the office of the Clerk of the County of Suffolk as Map
No. 90.
SUBJECT to, and including, covenants, restrictions and easement
of record, if any, now affecting the premises.
SUBJECT to Zoning Regulations of the Town of Southold.
BEING AND INTENDED to be the same premises conveyed to Henry
McCabe, also known as Henry Gerard McCabe, by deed of Howard A.
Toedter, Inc. dated the 15th day of July, 1949 and recorded on the
18th day of July, 1949 in Liber 2971 of Deeds, Page 291.
The said Henry.Gerard McCabe died, a resident of the County of
Suffolk, on the 29th day of October, 1954, leaving a Last Will and
Testament, admitted to probate by the Surrogate of the County of
Suffolk on the 7th day of February, 1955, File No. 832-P-1954, under
which the foregoing described premises were devised to his mother,
Mary J. McCabe.
The said Mary J. McCabe died, a resident of the County of
Suffolk, on the 14th day of November, 1961, leaving a Last Will and
Testament, admitted to probate by the Surrogate of the County of
Suffolk on the 12th day of March, 1962, File No. 5-P-1962, under
which the foregoing described premises were devised to Charles Ocame
and his wife, Margaret B. Ocame, the parties of the first part herei .
