lying and being in the Town of Southold, County of Suffolk, in the State of
New York, particularly bounded and described as follows:
BEGINNING at a concrete monument set at the intersection of the
southwesterly line of Hickory Road with the northwesterly line of
Chestnut Road, and running along said northwesterly line of Chestnut
Road, South 47 degrees 491 40” West 130 feet to land conveyed, or
about to be conveyed by Arthur W. Hahpz, Jr, to Epp; thence along
said land of Epp, North 42 degrees 10' 20" West 93.22 feet to land of
Domurat .Bros.,• thence along said land of Domurat Bros., North 47
degrees 491 40" East 130 feet to said southwesterly line of Hickory
Road; thence along said southwesterly line of Hickory Road, South 42
degrees, 101 20" East 93.22 feet to the point of BEGINNING.
Being and intended to be the same premises conveyed by Arthur W.
HahWa, Jr, to the sellers herein by deed. dated September 14th, 1954,
and-recorded in the Suffolk County's Clerks Office on October 27,
1954s In Liber 3761 of deeds, at page 202, and subject to the
covenants and restrictions contained in said deed.
SUBJECT to any state of facts which an accurate survey may show;
to covenants and restrictions and easements and agreements of record,
