BEGINNING at a concrete monument set on the westerly line of
Minnehaha Boulevard at the northeasterly corner of land of Stanton
Mott, and being about 70 feet northerly from the westerly end of
Osseo Avenue; running thence along said land of Stanton Mott, South
60 degrees 52 minutes West a distance of 107.76 feet to a concrete
monument; thence along land formerly of Hutchinson, North 12 degrees
45 minutes West a distance of 80.0 feet to land now or formerly of
Wickham; thence alone said land now or formerly of Wickham, North
80 degrees 18 minutes East a distance of 114.09 feet to a point on
the westerly line of Minnehaha Boulevard; thence along said westerly
line of Minnehaha Boulevardtwo courses, as follows: (1) South 15
degrees 40 minutes East a distance of 2.4. feet; thence (2) South 8
degrees 00 minutes East 78.6 feet to the point of beginning.
TOrETHER with all rights, title and interest of the parties of
the first part, if any, in and to land lying within the bounds of
:3nnehaha Boulevard adjacent to the said premises, to the center
line thereof. .i
SUBJECT, however, to all covenants and restrictions of record.
Being and intended to be the same premises conveyed by Cedrie H.
Wickham and Claretta S. Wickham, his wife, to Manuel Rios and
Josephine Rios., his wife, by deed dated September 2, 1958, and re-
corded in the Suffolk County Clerk's Office on September 19, 1958m
