^y WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,

folk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Sound View
Avenue at the southeasterly corner of the premises herein described
being the southeasterly corner of land now or formerly of Arthur M.
Joost, and the southwesterly corner of land now or formerly of W,O.
Salmon Estate; now or formerly of Annie Witzel along said northerly
line of Sound View Avenue the following two courses: (1) North 87
degrees 22 minutes 30 seconds West 15 feet to an angle; thence (2)
South 63 degrees 09 minutes West 83.80 feet to land now or formerly
E� of Wainwright now or formerly of R. Hengstenburg; thence along said
last mentioned land North 12 degrees 20 minutes 10 seconds West 340.0
feet to the ordinary high water mark of Long Island Sound; thence
easterly along said ordinary high water of Long Island Sound the tie
line of which bears North 84 degrees 35 minutes 10 seconds East 158.74
feet to said land of W.O. Salmon Estate; thence along said last men—
tioned land South 0 degrees 48 minutes 20 seconds East 310.0 feet to
the said northerly side of Sound View Avenue, at the point or place
of BEGINNING.
Pwnl^ TOGETHER with all right, title and interest of the party of
the first part in and to the beach and land under water of Long Island
Sound in front of and abutting the premises.
ALSO all right, title and interest in and to said Sound View
�.� Avenue, abutting the premises, to the center line thereof.
BEING AND INTENDED to be the same premises conveyed by
Arthur M. Joeat to Clement W. Booth by deed dated the 29th day of
November, 1944 and recorded in the Suffolk County Clerk's office
on December 8, 1944 in Liber 2410 of deeds at page 518.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
s; the party of the second part forever.
k-1 AND the party of the first part Covenants that the party of the first part has not done or suffered anything

AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
