III ALL that certain plot,piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of
( Southold, County of Suffolk and State of New York, bounded and des-
cribed as follows:
BEGINNING at a point on the northeasterly corner of the premises
herein described and at the southeasterly corner of land formerly
of George W. Pettit; running thence along land of Donald Tuthill,
South 5 degrees 35 minutes 'lest a distance of 139.65 feet to the
northerly side of a certain right-of-way marked by a corner post;
ii running thence North 86 degrees 28 minutes West a distance of
61.21 feet to the southeasterly corner of land of Eugene L.Lehr;
running thence North 10 degrees 39 minutes West a distance of
146.53 feet to said land of Pettit; running thence along Laid
land of Pettit, South 85 degrees 03 minutes 30 seconds East a
distance of 102,166 feet to the point or place of beginning.
TOGETHER with any right of way which the parties of the first
part may have over and across the right of way adjoining the
southerly bcundary line of said premises to Youngs Avenue.
f BEING and intended to be the same premises conveyed by RODE HALE,
` individually and as Executor of the Last Will and Testament of
EDNA M. KAULBACH to FRANCIS D. WELLS and ETHEL B. WELLS, his wife,
II as tenants by the entirety,by deed dated January 10,1959,recorded
in the Suffolk County Clerkts Office in Liber 4572 of Deeds,page
12.
FRANCIS D. WELLS died on the 10th day of June, 1961, and ETHEL
B. WELLS died on the 7th day of November, 1961, while seized and
I possessed of said premises, leaving a Last Will and Testament
admitted to probate in the County of Essex,State of New Jersey,
III on December 15, 1961, an exemplified copy of said probate pro-
ceedings having been filed in the Suffolk County Surrogate's
Court under Docket Ido. 1136 P 1962, devising the same premises
to MARY ELIZABETH WELLS REINER, CAROLYN WELLS HOFFMAN, and
FRANCIS DRAKE WELLS, JR.
