County of Suffolk and State of New York, bounded and described as

-n, BEGINNING at a point on the southerly boundary line of land
of the party of the first part adjoining land of Leo Roon, South 66
d <� degrees 13 minutes 00 seconds east 0.36 feet along said boundary line
from the northerly terminus of the easterly line of Paradise Point Road;
from said point of beginning running thence along a 50 foot private
road the following courses: (1) northeasterly on a curve to the rigght -
having a radius of 125.0 feet, a distance of 196.35 feet; thence (2) -
south.66 degrees 13 minutes 00 seconds east 393.70 feet; thence (3) -
northeasterly on a curve to the left having a radius of 200.0 feet, a
distance of 233.41 feet to land of Baker; thence along said line of
Baker and along said land of Noon, south 46 degrees 55 minutes 50 sec-
onds west 265.40 feet to a monument; thence still along said land of
Roon, 2 courses, as follows: (1) north 66 degrees 57 minutes 10 seconds
west 182.95 feet,to amonument;. thence (2) north 66 degrees 13 minutes
00 seconds west 415.54 feet to the point of beginning.
TOGETHER with a right of way over said 50 foot private road
adjoining the premisess for the purpose of ingress and egress to and
from said premises and to and from the public highway known as Paradise
Point Road, and for the further purpose of installation, maintenance,
repair and replacement of public utility lines, pipes, wires and con-
duits on the surface, above the surface and below the surface of said
right of way, in such manner as not to interfere with normal surface
traffic.
SUBJECT to zoning regulations and ordinances of the Town of
Southold. -
SUBJECT to consents by the seller or any former owner of the
premises to-the erection of any structure or structures, on, under or
above, any street or streets on which said premises may abut. -
SUBJECT to the following covenants and restrictions:
1: Only one -(1) single family dwelling house forprivate residential
purposes only, and a private garage for family use shall be built on
the above described premises. No trailers, tents or camping shall be
permitted.
2. No structure or Structures, including dwellings, outbuildings and
fences, shall be erected or constructed on sn7.part of the above des-
cribed premises, unless the plans, specifications and location thereof
shall have first been submitted to and approved by the Building Com-
