ALL that tract or parcel of land situate, lying and being at
Southold, in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot #10 and the southerly 25 feet
of Lot #11 on survey map entitled "Map of Subdivision known as
Kennewood", made by Otto W. Van Tuyl & Son, Licensed Land Surveyors,
dated J*nuary 9, 1954, and filed in the Suffolk County Clerk's Office
on March 30, 1954, as Map #2180.
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to the highway in front of said pre-
mises to the center line thereof.
SUBJECT to the following covenants and restrictions:
1. No hed,e or fence shall be allowed to be constructed over four

2. That no dwelling building shall be erected on said premises which
shall have a habitable or living space of less than 750 square feet

4. No outside toilets or waterelosets shall be permitted to be erected
on any part or all of the premises hereby conveyed. An adequate sewer-
age system shall be constructed and maintained to take care of the
! sewerage disposal.
