WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
'successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being" at Bay View, near Southold, in the Town of Southold,
County of Suffolk and State of Now York, bounded and described as follow:
BEGINNING at a monument at the intersection of the southerly line of
IS. 50 foot private road known as "Liberty Lane" with the easterly line of
a 50 foot private road known as "Summit Road" ; from said point of be-
ginning running along said southerly line of "Liberty Lane", South 57
degrees 34 minutes 10 seconds East a distance of 125.23 feet; thence
along land of Edward Nidds, South 28 degrees 41 minutes 30 seconds
West a distance of 132.70 feet; thence along land heretofore conveyed
by Edward Nidds to George Howell Nenning and Josephine Nenning, his
wife (Lot 47) , North 60 degrees 02 minutes 40 seconds West a distance
of 125.0 feet to said easterly line of "Summit Road"; thence along
said "easterly line of "Summit Road", North 28 degrees 41 minutes 30
seconds East a distance of 138.12 feet to the point of beginning.
TOGETHER with the right to the use, in common with others, of a
right of way 50 foot wide over said "Liberty Lane" and "Summit Road" ,
and over the 50 foot roads known as "Victoria Road", "Columbia Road" ,
"Colonial Road" and "Edls Road" over land of Rdward Nidds to Bayview
Road.
TOGETHER with the right to the use, in common with others, of
a
strip of land 50 feet in width as an easement to Corey Creek,
strip of land being bounded on the easterly by land of Edson and on
the westerly by land of Toedter and Dickinson.
SUBJECT TO THE FOLLOWING COVENANTS AND RESTRICTIONS
II' 1. No more than one dwelling house shall be erected on said premises.
2. Any dwelling house erected on said promises shall cost not less than

3. Said covenants and restrictions shall expire on January 1, 1975•
