WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States, and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
- successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying
and being at Southold, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument set in the easterly side of Main Bay-
-" -- view Road, which monument marks the northwest corner of premises
herein described and the southwest corner of land now or formerly
of K. Breitstadt Estate; running from said point of beginning along
the southerly line of last mentioned land South 74 degrees 42 minutes
50 seconds East 170.57 feet; thence running along other land of
Southold Development Corporation South 15 degrees 17 minutes 10 se-
conds West 101,73 feet to land of Dart) thence running North 74 de-
grees 38 minutes 10 seconds West along lands of Dart 180.88 feet to
a monument set In the easterly side of Main Bayview Road; thence
running along the easterly side of Main Bayview Road North 21 de-
grees 06 minutes 30 seconds East 102 feet to the monument at the
point or place of BEGINNING.

roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the hdrs or
successors and assigns of the party of the second part forever.
THIS CONVEYANCE is subject to a mortgapa held by Southold Savings
Bank in the amount of 4lOs000.00 (Liber 3815 cop 132) now reduced
to $4,800.00, and the party of the second part hereby assumes and
agrees to pay the unpaid balance of principal and interest on said
mortgage and the party of the second part has executed and acknow-
ledged this Deed for the sole purpose of evidencing the assumption
of the payment of the mortgage.
AND the party of the first part covenants that the pact,of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in complfame,with Sectimr 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cast of the improvement before using any part of the total of the same for
any other purpose.
