Southold, in the Town of Southold, County of Suffolk and State of
Now York, bounded and described as follows:-
BEGINNING at a point on the northeasterly line of land of the
party of the first part adjoining land of Arthur W. Hahn, Jr. (which
pointis South 42 degrees 51 minutes 50 seconds East a distance of
225.0 feat from a point marked by a monument set on the southerly or
southeasterly line of Sound View Avenue) (which point is the northerly
corner of the promisesherein described and the easterly corner of
promisos heretofore conveyed to M. Edward Maxwell by deed dated January
21, 1960 and recorded in the Suffolk County Clerk's Office on February
5, 1960 in Libor 4765 of Deeds at page 215); running thence South 42
dogreas 51 minutes 50 seconds East a distance of 100.0 foot; running
thence South 47 degrees 08 minutes 10 seconds ;lest a distance of 120.0
feet to the easterly side of a proposed 50 foot right of way; running
thence North 42 degrees 51 minutes 50 seconds Jost a distance of 100.0
foot to said land heretofore conveyed to N. Edward Maxwell; running
thence North 47 degrees 08 minutes 10 seconds East along said land
heretofore conveyed to M. Edward Plaxwell a distance of 120.0 foot to
the point or place of beginning. '
TOGETHER WITH the right to the use, in common with others, of
a 50 foot right of way extending from the southerly or southwesterly
corner of the premises northwesterly to Sound View Avenue for the pur-
