WITNESSETH, that the part iesof the.first part, in consideration of Ten ($10).

by the part y of the second part, do hereby grant and release unto the part y of the second part,
her heirs and assigns forever.
ALL that certain lot or parcel of land, together with the buildings
and improvements thereon erected, situate, lying and being at Cedar
Beach Park, Town of Southold, Suffolk County, State of New York, known
and designated as Plat #115, on a certain.Man entitled "Subdivision
Map Cedar Beach Park, situate at Bayview, Town of Southold, New York",
surveyed and certified by Otto W. Van Tuyl, Engineer and Surveyor, and
filed in the Office of the Clerk of the County of Suffolk on December
20, 1927, as Map #90, which said plot is bounded and described as
follows: BEGINNING on the corner formed by the intersection of the
Southerly line of Midway Road with the Easterly line of West Lake
Road; running thence South 410 15' 50" East along the Southerly line of
Midway Road 112.66 feet to a monument set on the division line between
Plots 114 and 115 on said map; thence South 21° 14' 40" West along
said division line 236 feet to the bulkhead along Little Peconic Bay;
thence North 70° 28' 20" West along said bulkhead 99,98 feet to the
division line between Plots 115 and 116 on said map; thence North
21° 14' 40" East partly along said last mentioned division line and
partly along the Easterly line of West Lake Road, 291 feet to the
point or place of BEGINNING,
TOGETHER with an easement for ingress and egress over streets,
roads and avenues of said map, and also the right of ingress and
egress in and to anv of the Inlets, Basins or Harbors on said Map,
and to moor a boat in Cedar Beach Harbor.
TOGETHER with all right and interest of the parties of the first
part, if any, in and to land in front of said premises under the
water in the Peconic Bay, and all parties of the first part's
reiparian rights thereto.
TOGETHER with the right, to run with the land, to use and enjoy in
common with others enioyinp, similar rights, and privileges those
portions of Cedar Beach Park, which have been or may hereinafter be
set asidefor comgunity purposes subject to rights, reservations, rules
and regulations as hereinafter set forth,

COMMUNITY PROPERTY, The use and enjoyment of the Community
property at Cedar Beach Park shall be limited tp �kose persons, who
are members in good standing of the Cedar Beach/�ommunity Association,
the authorized gueststhereof or of the Cedar Beach Inn.
