I lying and being in the Town of Southold, County of Suffolk and State of
INew York, bounded and described as follows:
,BEGINNING at an iron pipe on the southerly line of Minnehaha
IBoulevard, 82 feet easterly along said southerly line from a monu-
ment at the easterly end of a curve connecting said southerly line
,wi th the easterly line .of said Minnehaha Boulevard, said point of
beginning being the northeasterly corner of land of the party of
the second part; from said point of beginning running along said
southerly line of Minne~aha BOUlevard, south 70007' east, 83
feet to a monument and land of Otto Yaro; thence along said land
of Yaro, south 10034' east, 122 feet, more or less, to ordinary
high water mark of Corey Creek; thence westerly along said high
water mark, 120 feet, more or less, to said land of the party of
the second part; thence along said land, north 7039' east, 90
feet, more or less, to the point or place of beginning.
TOGETHER with all the right, title and interest, if any, of the
party of the first part of, in and to land under the waters of
Corey Creek.
SUBJECT to any state of facts an accurate survey might show and
to covenants, restrictions, easements, agreements and zoning regu-
lations of record, if any.
BEING and intended to be part of the premises conveyed to the
party of the first part by deed made by Dorothy E. Combes, dated
April 4, 1960, recorded in the Suffolk county clerk's office
April B, 1960, liber 4793 of conveyances, page 329.
