WITNESSETH, that the party of the first part, in wusideration of

by the party of the second -part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

Cochran, r::ain St., Southold, N.Y., made J1.U1e 6, 1956 by otto W.
Van Tuyl and Sons, Licensed Surveyors, Greenport, N.Y. and filed
in the office of the Clerk of the C01.U1ty of suffolk on Dec. 29,
1958 as Map No. 2901. Said lot beine located on the north side
of ~atersedge Way approximately 110 feet west of its intersection
with Rambler Road, and being 100 feet by 175 feet more or less.
Together with an easement for ingress and egress over and upon
WatersedS8 ~ay, LongvieTI Lane, and Rambler ROBd for their entire
distance as shoTIn andlaid out, 50 feet wide throughout, on said
abovementioned filed map. RBSERVDm however to the party of the
first part the title to the land in said roads snd the right to
herself, her grantees snd successors in interest, to tiedicate said
roads AS public roads, and to srant easements therein for the con-
struction and ~aintenance of public utilities. RESERVING also
to the party of the first part the ri[~ht to c~l.ange the location of
said Rambler Road in any reasonable manner, so long as it does not
arfect the premises hereby contracted to be sold.

more or less of the parcel designated on the abovementioned filed

however to the party of the first part the right to change the lo-
cation of the northerly boundary of said part thereof abovementioned
so as to either reduce or enlaree said recreation area or the boat
basin adjoining on the north thereof.
Subject to the restrictions set forth in a declaration made
by the party of the first part and recorded September 8, 1958
in Suffolk County Clerk1s office in Libel' 4508 cp 380.
Subject further to the rules, regulations and charges which
may be adopted from time to time by the lot owners association
which is to be organized by the party of the first part for the
purpose of the care, maintenance and repair of the roads, basins,
canals, and the parcel designated "community park and Beach (resi-
dents only)ft.
Being a part of the premises conveyed to the party of the
first part by Howard H. Terry and others by deed dated 1I'1erch 20,
1956 and recorded Libel' 4086 cp 269.
