ALL that tract or parcel of land situate, lying and being at
Peconic, in the Town of Southold, County of Suffolk and State of
New York, and being more fully bounded and described as follows:
BEGINNING at an iron pipe set at a point on the boundary line
between land of the party of the first part and land of G. H. Wells
Estate, said point of beginning being South 19 degrees 59 minutes 10
seconds East, 94.0 feet as measured along said boundary line from a
monument Bet at the southerly terminus of the first course of the
easterly line of Wells Road, said monument being South 19 degrees 59 _
minutes 10 seconds East, 897.4.9 feet as measured along said easterly --'
;line of Wells Road from the Main Road; from said point of beginning
' running thence along said land of the party of the first part, two
courses as follows:
1.) North 70 degrees 00 minutes 50 seconds East, 220 feet; thence
2.) South 19 degrees 59 minutes 10 seconds East, 170 feet, more or
less to the ordinary high water mark of Richmond Creek; thence
westerly and then southerly along said high water mark of Richmond
ICreek, 390 feet, more or less, to said land of G. H. Wells Estate;
.thence along said land of G.H. Wells Estate, North 19 degrees 59
lminutes 10 seconds West, 440 feet, more or less, to the point of be-
ginning.
l TOGETHER with a right of way, one (1) rod in width, for ingress
I�'and egress to Wells Road running from the northwesterly corner of
Ithe premises herein described approximately 110.5 feet, more or less.
It is understood and agreed that this right of way shall terminate
upon the party of the second part obtaining a right of way over the
hands of the Wells Estate abutting and adjoining Wells Road, or in the
event that Wells Road is extended to the premises herein described.
In the event that the party of the second part deaires to sell or
convey the premises herein described during the lifetime of the parties
of.the first part, then and in that event the parties of the first part
shall have the first option to purchase thesaid premises and re-con-
veyance thereof. This right of purchase or re-conveyance shall exist
;only during the lifetime of the parties of the first part, o37 the sur-
Ivivor of either of them and shall absolutely terminate upon the death
Iof the last survivor.
