paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

at a point on the easterly side of Minnehaha Boulevard distant 257.45
feet southerly, ~s measured along the easterly side of Minnehaha Boule-
vard, from the point formed by the intersection of the southerly side
of ONaisa Avenue and the said easterly side of Minnehaha Boulevard;
running thence north 700 27' east 106 feet more or less to the Mean
High Water line of Corey Creek; running thence south along said Mean
High Water line 70 feet more or less; running thence south 720 051 west,
along land now or formerly of Lennon, 96 feet more or less to the east-
erly side of Minnehaha Boulevard; running thence north 340 131 west,
along the easterly side of Minnehaha Boulevard, 65 feet to the point
or place of BEGINNING.
BEING the same premises conveyed by CEDERIC H. WICKHAM and CLARETTA
S. WICKHAM, his wife, to EDWIN C. ETZEL, ELWOOD J. ETZEL, two of the
parties of the first part hereto, and E~EST C. PAGE by deed dated
April 5, 1947, and recorded in the Suffolk County Clerk1s Office August
5, 1947, in Liber 1736 of Deeds.. page 46. E~EST C. PAGE, one of the
grantees in said deed having died a resident of Nassau County, New York,
August 26, 1956, leaving a Last Will and Testament admitted to probate
in the Surrogate1s Court of Nassau County, New York, under which his
widow EMMA S. PAGE, the other party of the first part hereto, was sole
beneficiary.
Subject to covenants and restrictions of record and zoning ordin-
ances of the Town of Southold.
