by the party of the second part,does hereby grant and release onto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being ArAbx at Indian Neok, Peconic Town of Southold, Suffolk
County, New York, knownend designated as Lot No. 6 on a certain
map entitled,"Map of Peconic Bay Oaks, sltuataid Indian Neck,
Peoonio, Town of Southold, Suffolk County, New York, owned and
developed by Henry J. Smith and Stella M. Smith his wife, Peoonio,
New York", and filed in the office of the Clerk of the County of
Suffolk on October 18th, 1961 as Map No. 3434.
Subject to the list of covenants and restrictions which
is attached hereto and made a part hereof.
TOGETHER with a right of way from the premises herein
described over the fifty foot highway to be known as Robinson
Lane and over a fifty foot private road to Peconic Bay, which
said fifty foot private road flanges out to 75 feet at the
ordinary high water line, and in addition thereto, the right
to the use of a strip of land from the westerly side of said
