ALL that tract or Darcel of land situate, lying and 'being at
Peconic, in the Town of Southold, County of Suffolk and State of
New York, and being more fully bounded and described as follows:
BECINNING at a concrete monument set at the southerly tenninus
6f the easterly line of that course of Bells Road which runs S.
190 591 10" E., 897.49 foot as measured along said easterly line
of Wells Road from the Main Road, and rubrics thence alon said
line of Wells Road N. 190 59' 10" W.- 106.0 feet to an iron pipe;
thence along other land of the party of the first part, two courses,
as follows: (1) on a line at right angles to said line of Wells
Road, N. 700 001 50" E,- 138,0 feet to an iron nice; thence (2) on
a line parallel to said line of Wells Road, S. 190 591 1011 E.- 200.0
feet to an iron pipe and land conveyed by the party of the first part
to John Krukowski and wife by deed Sated June 27, 1962, and recorded
inthe Suffolk County Clerk's Office in Liber 5193 of deeds at pare
415 on July 9, 1962; thence alon- the last described land, S. 700
001 50" W.- 138.0 feet to an iron Dine and land of G.H. Wells Estate;
thence alone said land of G. H. Wells Estate, N. 190 59' 10" W,-94.0
feet to the point of beginning.
SUBJECT to a right of way over the southwesterly portion of the
premises and now of record in Deed of JosephKrukowskl and wife to
John Krukowski and wife, dated June 27, 1962, and recorded in the
Suffolk County Clerk's Office in Liber 5193 of deeds at pa;-e 415.
In the event that the party of the second part desires to sell or
convey the premises herein described during, the lifetime of the parties
of the first part, then and in that event the parties of the first part
shall have the first oetion to purchase the said premises and recon-
veyance thereof. This right of purchaseor re.-conveyance shall exist.
