HICKEY, his wife, both .residing at Southold, New York, party of the second part, WTTNT'SSETM,that the party of the first part,in consideration of Ten ($10.00)----------------------------------------------- dollars, lawful money of the United Statcaand other good and valuable consideration paid by the party of the second part,does hereby grant and release onto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and being in the Town of Southold, County of.Suffolk and State of New York, shown and designated on a certain map entitled "Map of Beixedon Estates, Town of Southold, Suffolk County, N.Y., Property of Grace R. Nickles, formerly Grace Rogers DeBeixedon," made by Otto W. Van Tuyl, Licensed Surveyor, and filed in the Suffolk County Clerk's Office on March 16, 1946, as Map No. 1472, as and by Lot Numbered One in Block numbered Four on said Map. TOGETHER with all the right, title and interest of the party of the first part of, in and to the land lying in the bed of any street, road or avenue in front of or adjoining said premises to the center line thereof. Together with the right to pass and repass over the roads, streets and avenues shown on said Map, and the right, in common with other owners of the lots shown on said Map, to use the beaches des- ignated on said Map as Plot A. and Plot B. respectively, solely for recreation and not for commercial purpoeea. SUBJECT to a fifteen foot easement or right-of-way, as shown on said Map over Lot 1 in said Block 4, for access to and from Orchard Road. SUBJECT to covenants, eeaements, reservations. and restrictions contained in prior instruments of record. SUBJECT to the rights of the owners of all other lots shown on said map, to pass and repass over any land lying in the bed of any street, road or avenue in front of or adjoining the promises hereby conveyed, and to the rights of public utilities to lay and maintain pipes, conduits, poles, wires, etc. over and across said streets, roads! or•avenues as more particularly granted and set forth in recorded aaaement agreements with New York Telephone Company, Long Island Light-I ing Company and North Fork Water Company, Inc. or any of them. The aforementioned 15 foot easement is a perpetual easement erected for the benefit of the premises lying immediately to the south of the premises conveyed herein, and shell run with the land. Being and intended to be the same premises conveyed by James Graham and Joseph A. Bruton to Gladys D. Lillard, by deed dated June 26th, 1946, and recorded in the Suffolk County Clerk's Office in Liber 2587 of deeds at page 514 on July 3, 1946 at 9:37 A.M. And being and intended to be the same premises conveyed by Gladys D. Lillard to James F. J. Hickey, by deed dated September 10th, 1948, and recorded in the Suffolk County Clerk's Office in Liber 2881 of deeds at pages 454, 455 and 456 on October 7th, 1948 at 2:10 P.M.
