the clerk of the County of Suffolk on November 22, 1932, as map
number 1106.
SUBJECT to any state of facts an accurate survey might show, and
to covenants, restrictions, easements, agreements, reservations,
and zoning regulations of record, if any.
TOGETHER with all the right, title and interest, if any, of the
party of the first part of, in and to the waters of Long Island
Sound, the land lying thereunder, and the riparian rights therein,
adjacent to said premises.
