both residing at 228 East Euclid Street, Valley Stream, New York,
party of the second part.
WITNESSETH, that the party of the first part, in consideration of ONE ($l. 00) -

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, county of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point in the westerly side of Kenny's Road where the
northerly side of Leeton Drive intersects same~ thence running
south 45 degrees 35 minutes 30 seconds west along the said northerly
side of Leeton Drive 2,099~26 feet to the point or place of be-
ginning of the premises herein described~ beginning at said last
mentioned point of beginning running thence south 45 degrees 35
minutes 30 seconds west along the northerly line of Leeton Drive,
a distance of 50 feet to a monument~ thence running north 38 de-
grees 32 minutes 40 seconds west 210 feet more or less to the mean
high water line of Long Island Sound, thence running easterly along
said mean high water line of Long Island Sound 50 feet more or less~
thence running south 38 degrees 32 minutes 40 seconds east 210 feet,
more or less to the northerly line of Leeton Drive and point or
place of BEGINNING.
SAID premises for the purpose of further identification only are
known as plot numbered 34 and part of the westerly portion of plot
numbered 33 shown on a certain unfiled map entitled, "Map of West
Southold-on-Sound, Plots 1-234, Town of Southold, Suffolk County,
New York, owned by Lidico Corporation", made July, 1950 by William
L. Miller, Wading River, N. Y., Engineer-Land Surveyor, said pre-
mises are also known and described as BEGINNING at a point on the
northwesterly line of Leeton Drive distant 2099.26 feet measured
along the northwesterly line of Leeton Drive on a course south 45
degrees 35 minutes 30 seconds west from the corner formed by the
intersection of the northwesterly line of Leeton Drive with the
southwesterly line of Kenny's Road ~ said point of beginning reing
the division line between the premises herein described and land
of George R. Goldner and Eileen O. Goldner, his wife, and from
said point of beginning running thence south 45 degrees 35 minutes
30 seconds west along the northwesterly line of Leeton Drive 50
feet to land now or formerly of W. Tom Ward, thence north 38 degrees
32 minutes 40 seconds west along said land now or formerly of W.
Tom Ward 210 feet, more or less, to the mean highwater line of
Long Island sound~ thence northwasterly along the mean highwater line
of Long Island Sound 50 feet, more or less, the tie line of which
bears north 45 degrees 35 minutes 30 seconds east 50 feet to land
of George R. Goldner and Eileen O. Goldner, his wife, and thence
