New York, and being-more particularly bounded and described as follows;
BEGINNING at a point on the ordinary high water mark of Little
Peconic Bay 83 feet northeasterly along said ordinary high water
mark from its intersection with the northerly line of land now or
formerly of C. Dwight Baker;
RUNNING thence along land now or formerly of Paradise Point
Incorporated north 43 degrees 22 minutes 30 seconds west adistance
of 295 feet more or less to a point on the southeasterly line of
a 50 foot private road, from which point a concrete monument set at
the northwesterly corner of the lands of C. Dwight Baker bears south
80 degrees 37 minutes 40 seconds west and is distant 364.22 feet;
THENCE northeasterly along said southeasterly line of said 50 foot
private road on a curve to the left having a radius of 177 feet a
distance on said.curve of 45.44 feet to the end of said curve;
THENCE still along the southeasterly line of said 50 foot private
road north 52 degrees 22 minutes 50 seconds east a distance of 105.08
feet;
THENCE south 43 degrees 38 minutes 20 seconds east distance

Peconic Bay; -
THENCE southwesterly along said ordinary high water mark of

and being at Paradise Point in Bay View, near the Village of Southold,
in the Town of Southold, County of Suffolk and State 'of New York,
and being more particularly bounded and described as follows:
BEGINNING at a concrete monument set on the southeasterly line
of a 50 foot private road, hereinafter described,. at the northeasterly
corner of Parcel I herein; and
RUNNING thence along said southeasterly line of said 50 foot
private road north 52 degrees. 22 minutes 50 seconds east 25.13 feet;

THENCE along a line which is parallel with and 25,0 feet north-
easterly from the northeasterly boundary of said Parcel I herein
measaredat right angles thereto, south 43 degrees 38 minutes 20
seconds east 266 feet more or less to the ordinary high water mark
P of Peconic Bay;
THENCE southwesterly along said ordinary high water mark of
Peconic Bay 25 feet more or less to said Parcel I;

PARCEL III•
ALL that certain tract, piece or parcel of land, situate, lying
and being at Paradise Point, in Bay View, near the Village of Southold,
In the Town of Southold, County of Suffolk and State of New York, and
being more particularly bounded and described as follows:
BEGINNING at a point on the southeasterly line of a 50 foot private
road, hereinafter described, at the northeasterly corner of Parcel II
herein; and
RUNNING thence along said southeasterly line of said 50 foot privati.
road north 52 degrees 22 minutes 50 seconds east 25.0 feet;
THENCE along lend now or formerly of John Scalia south 43 degrees
40 minutes 10 seconds east 263 feet more or less to ordinary high water
mark of Peconic Bay;
THENCE southwesterly along said highwater mark 25 feet more or
less to said Parcel II herein;
THENCE along said land north 43 degrees 38 minutes2O seconds
west 266 feet more or less to the point of beginning.
TOGETHER with a right of way for ingress and egress from and to
said premises, to and from the public highway, known as Paradise Point
Road, for travel and passage by foot and by vehicles, over said fifty
(50) foot private road running in a general southwesterly direction
along the westerly side of said premises, over land adjoining the above
described premises and other land now or formerly of Paradise Point
Incorporated to the northerly end of the public highway known as
Paradise Point Road. -
TOGETHER with all the right'title,and interest of the party of the
first cart of,in and to a right of way in and over all roads, as they
may be constructed or are presently constructed, including the right
of way hereinbefore mentioned, on the entire tract a portion of which
comprises the premises hereinabove described, which tract is known as
Paradise Point in said Southold, reserving the Paradise Point Incorpor-
ated,its successors and assigns, the right to change alter, amend or
withdraw any road or right of way either now laid ou� including the
right of way hereinbefore mentioned, or to be laid ou' , so long as
normal ingress and egress is provided to and from the aforedescribed
premises to the Public Highway known as Paradise Point Road.
TOGETHER with any and all the right, title and interest of the
party of the first part of, in and to Little Peconic Bay and the lands
under the water thereof lying in front of and adjacent to the said
premises.
SUBJECT to covenants and restrictions of record which are more
particularly set forth in deed from Paradise Point, Inc. to the
grantors dated June 25th, 1949 and recorded in the Suffolk County
Clerk's office on July 11th, 1949 in Liber 2968 at page 389.
The grantors hereinbefore named are the same persons named as
grantees in the following listed deeds: -
(1) dated 6/25/49 recorded 7/11/49 in Liber 2968 cp 389.
(2) dated 7/14/51 recorded 7/19/51 in Liber 3241 CP 123.
(3) dated 7/18/55 recorded 7/20/55 in Liber 3933 cp 106.
(4) dated 10/22/60 recorded 10/26/60 in Liber 4896 ep 256.
