ALL that certain tract, piece or parcel of land situate, lying and
being at Bay View, near Southold, in the Town of Southold, County of
Suffolk and State of New York, being known and designated as the north-
westerly portions of Lots Numbered 64 and 65 on a certain map entitled,
"Map of Goose Neck, situate at Bay View, Town of Southold, Suffolk
County, N.Y., owned by G. W. Smith& Sons," made by Otto W. Van Tuyl,
Licensed Surveyor, Greenport, N.Y.,.and filed in the Suffolk County
Clerk's Office on November 22, 1948, as and by File No. 1663, said
northwesterly portions being more particularly bounded and described as
follows: BEGINNING ata point on the easterly or southeasterly line of
Smith Drive South which point is North 39 degrees 00 minutes East a
S distance of 250.0 feet from the point formed by the intersection of the
easterly or northeasterly line of Bay View Road with the easterly or
southeasterly line of Smith Drive South, running thence in a northeast-
erly direction along the southeasterly line of Smith Drive South North
39 degrees 00 minutes East a distance of 100 feet; running thence in a
southeasterly direction along the dividing line between Lots 63 and 64
on said map a distance of 150 feet; running thence South 39 degrees 00
minutes West s distance of 100.feet to Lot Number 66 on said map; runn-
ing thence in a northwesterly direction along the dividing line of Lots
65 and 66 on said map a distance of 150 feet to the point or place of
beginning.
. TOGETHER with all the right, title and interest, if any, of.the party
of the first part, in and to the highway in front of and abutting said
premises to the center line thereof.

TOGETHER with the right to use, for all reasonable purposes, in
common with others, subject to such reasonable rules and regulations
with respect to the use thereof as the party of the first part may
from time to time put into affect, that portion of Lots No. 37 and 38
and part of Lot 39 on said map known as the beach property, it being
the intention of the party of the.first part to grant to the parties
of the second part the same rights that it has heretofore granted to
other grantees of lots on said map.
