and State of New York, bounded sad described as follows:-
BEGINNING at a point on the southwesterly line of Calves Neck. Road
342.60 feet northwesterly along said southwesterly line from its inter-
section with the northwesterly line of said Calves Neck Road; from said
point of beginning running along land of the party of the first part,
two courses as follows:
(1) South 24 degrees 30 minutes 40 .seconds West, a distance of 140.0
feet; thence
i, (2) North 73 degrees 36 minutes 50 seconds West, a distance of 190.0
feet to an iron pipe and land of Fish;
i� thence along said land of Fish, North 19 degrees 27 minutes 30 seconds
East, a distance of 150.33 feet to an iron pipe on said southwesterly
line of Calves Neck Road; thence along said southwesterly line, two
courses as follows:
(1) South 74 degrees 21 minutes 20 seconds East, a distance of 50.0
feet; thence
(2) South 69 degrees 01 minute 20 seconds East, a distance of 152.22
feet to the point of beginning.
EXCEPTING AND RESERVING to the parties of the first part, their
distributees, assigns, nominees or licensees, the right and privilege
to enter upon the property herein described and lay,, construct, erect
and maintain therein or thoreon sewer pipes, water or gas mains, tele-
phone or electric light poles, wires or conduit e, with all ordinary
appurtenances and fittings; provided, however, that sewers, pipes,
mains, poles or conduits shall be laid, constructed or erected only
within five (5) feet of the right of way linos of the said property
in such instance.
