WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable...sideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Waterview
Drive 200.0 feet westerly along said northerly line from the
corner formed by the intersection of the westerly side of
Cedar Lane and the said northerly side of Waterview Drive;
and from said point of beginning; running along said nor-
therly line of Waterview Drive two courses as follows:
(1) North 66 degrees 20 minutes 00 seconds West 125.20 feet
to a monument; thence
(2) North 38 degrees 37 minutes 50 seconds West 99.58 feet
to a monument and land of Mooney; thence along said land of
Mooney, three courses as follows:
(1) North 57 degrees 42 minutes 00 seconds East 100.74 feet
to a monument; thence
(2) South 38 degrees 34 minutes 30 seconds East 133.81 feet
to a monument; thence
(3) South 56 degrees 20 minutes 40 seconds East 36.51 feet
to land now or formerly of Julius Zebroski; thence along
said last mentioned land, South 21 degrees 11 minutes 50
seconds West 61.20 feet to the point or place of BEGINNING.
The purpose of this deed is to change the form of
ownership of the premises described herein from that of
tenants in common to a joint tenancy so that on the death

a ng t,title an Interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights Of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the mid premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
Any other purpose.
The word"party"shall be constnted as if it read"parties"whenever the sense of this indenture so requires.
