VEROSTEK and JESSIE M. VEROSTEK, his wife, as tenants by the entirety, residing at Grove Road, Mill Colony, Southold, inw,mvsnsa New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and as- signs of thepartyof the second part forever, ALL that certain plot, piece or parcel of land, with the build- ings and improvements thereon erected, situate, lying and being north of the Village of Southold in the Town of Southold, County of Suffolk and State of New York, being more particularly bound- ed and described as follows: PARCEL I BEGINNING at a stake set on the southwesterly line of Grove Road, 270.0 feet southeasterly along said southwesterly line from it's intersection with the southeasterly line of the North _ Road; and running along said southwesterly line of Grove Road, S. 320 04' E.- 75.0 feet to a stake; thence along other land of the party of the first part on a line at right angles to said southwesterly line of Grove Road, S. 570 56' W.- 100.0 feet to a stake and land of Wm. Richmond; thence along said land of Wm. Smith, situate at Arshamomoque, Town of �- Southold, Suffolk County, New York," made by Otto W. Van Tuyl, Licensed Engineer and Surveyor, dated May 13, 1947, and which map has not been filed. TOGETHER with all right, title and interest of the party of the first part of, in and to the public highways lying adjacent thereto and to the center line thereof. BEING and intended to be the same premises conveyed by Henry J. Richmond; thence along said land of Richmond, N. 320 04' W.- 37.50 feet; thence along other land of the party of the first part at right angles to said southwesterly line of Grove Road, N. 570 56' E. 100.0 feet to said south- westerly line; thence along said southwesterly line of Grove Road, S. 320 04' E.- 37.50 feet to the point of beginning, PARCEL III BEGINNING at a stake set on the southwesterly line of Grove Road, 345.0 feet southeasterly along said southwesterly line from the North Road, being the southeasterly corner of land conveyed by the party of the first part to the party of the second part by deed dated April 14, 1952 and recorded in the Suffolk County Clerk's Office in Liber 3341 of deeds at page 373 on April 16, 1952; thence running along said southwesterly line of Grove Road, S. 320 04' E.- 37.50 feet; thence along other land of the party of the first part at right angles to said southwesterly line, S. 570 56' VI.- 100,0 feet to land of Wm. Smith, situate at Arshamomoque, Town of Southold, Suffolk County, New York," made by Otto W. Van Tuyl, Licensed Engineer and Surveyor, dated May 13, 1947, and which map is intended to be filed. TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to the public highways lying in front of and adjacent to the above described premises and to the center line thereof. BEING and intended to be the same premises conveyed by Henry J. Smith to Arthur Cooley by deed dated the 4th day of October 1954 and recorded in the Suffolk County Clerk's Office in Liber 3770 of deeds at page 259 on October 7, 1954• ALL of the above parcels are subject to covenants and restric- tions as follows:
