beginning at a point on the westerly line of Robinson Lane as shoiaL
on said map (which point is the southeasterly corner of land heretofore
conveyed by Nelson S. Robinson to Mary Van Zyverden by dead dated
April 8, 1961 and recorded in the Suffolk County Clerk's Office on
December 13, 1961 in Liber 5096 of Deeds at page 205; and which point
is the northeasterly corner of the premises herein described); running
thence in a southeasterly direction along the westerly line of said
Robinson Lane on a curve to the right having a radius of 725 feet, a
distance of 78.00 feet; running thence South 29 degrees 53 minutes 30
seconds East, a distance of 200.24 feet; running thence South 36
degrees 43 minutes 40 seconds West, a distance of 143.08 feet to land
now or formorly of Messenger; running thence along said land of
Messenger, North 61 degrees 01 minuto 40 seconds 'nest, a distance of
69.86 foot; running thence still along land of Messenger, North 12
degrees 33 minutes 50 seconds best, a distance of 300.00 feet to said
land heretofore conveyed by Nelson SRobinson to Mary VanZyverdon;
running thence North 77 degrees 26 minutes 10 seconds East, a distance
