of Suffolk and State of New York, and bounded and described as.

BEGINNING at a point formed by the intersection of the easterly
line of Clearview Road (private road) at the northerly corner of '
Lot No. 50 as shown on a certain map entitled, "Subdivision Nap of
Cedar Beach Park" and filed in the Suffolk County Clerk's Office on
December 20, 1927 as t^.ap No. 90;
running thence in a southerly or southwesterly direction along the
easterly line of Clearview Road, South 26 degrees 56 minutes 40 se-
conds West a distance of 139.28 feet;
runnino thence along other land of the Seller, South 56 degrees
07 minutes 20 seconds East a distance of 225.00 feet to ordinary high
water mark of Sandpiper Basin;
running thence in a northeasterly direction along ordinary high
water mark of Sandpiper Basin a distance of 35 feet, more or less,
to the northeasterly line of Lot No. 50 as shown on said map;
running thence in a northwesterly direction along the north-
easterly line of Lot No. 50, North 32 degrees 23 minutes 20 seconds
West a distance of 260 feet, more or less, to the point or place of
beginning.
SUBJECT to covenants and restrictions of record, if any..
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to the unnamed private 30 foot right
of way (separating lots numbered 49 and 50 on said Nap) to the center
line thereof.
TOGETHER with all the right, title and interest, if say, of the
party of the first part in and to Clearview Road (private road) in
front of and abutting said premises to the center line thereof.
TOGETHER with the right to the use (in common with others) of the
private roads designated as Clearview Road; Oak Wood Drive and Cedar
Point Drive as shown bn said map, for the purpose of ingress and
egress to and,from said premises and to and from the public highway
known as Ceder Beach Road.
