WITNESSETH:
WHEREAS, by deed dated the 2nd day of January, 1935 and
recorded in Suffolk County Clerk's office in Liber 5661, Page
114 on March 9, 1954, the party of the first part conveyeu cer-
tain premises hereinafter described to the parties of the second
part, but reserved to the party of the first part the free use
and improvement of the premises during the term of her natural
life:
NOWT THEREFORE, in consideration of the sum of One and 00/1, '
Dollars `$1.00) to her in hand paid by the parties of the second
part, the receipt whereof is hereby acknowledged, and to the
intent and purpose that the said life estate shall be wholly
merged and extinguished, the party of the first rart has granted,
bargained, sold, surrendered, yielded up, and by these irescrts
does grant, bargain, sell, surrender, and yield up to the parties
of the .second part, their heirs and assigns, forever,
ALL that tract or parcel of land, with the buildings and
improvements thereon, situate at South Harbor, near the Village
of Southold, Town of Southold, County of Suffolk and State o`
New York, bounded and described as follows: - Beginning at a
point on the Northeasterly corner of land of late of Elsie E
Williams and ano. which point is marked by a monument set on the
Southerly line of land of Stanton Mott and at the Northwesterly
corner of land of Ivans, and running thence Southerly along the
Westerly line of land of Ivans to high water mark of Peconic Bay,
again starting at the point of beginning and running Southerly
through a monument at or near the top of a bank which monument
is approximately 200 feet West of a monument in the Westerly
line of said Ivans' land to high water mark of Peconic Bay, arc
running Easterly along high water mark of Peconic Bay to the
Southerly extremity of the first course above set forth. Being j
a triangular piece of land and bounded Easterly by land of lvar.s;1
Westerly by other lands late of Elsie E. Williams and one. and
Southerly by Peconic Bay.
TOGETHER with a right-of-way for passage on foot and with
vehicles over other lands lying to the West to South Harbor Road
and subject to a right-ef-way for passage on foot ar.d with vehicles
across said premises as now exists for owners of premises or
the East. Said right-of-way being as set forth in forme- deeds
of record,:
