residing at Southold, in the Town of Southold, Suffolk County, Now York,
party of the second part,
WITNESSETH,that the party of the firstpart,iv considemtion of ten dollars paid by the party of the second
part,does hereby rendse,release and quitclaim unto the party of the second part,the heirs or successors and
assigns of the party of the second pact forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thezcon erected, situate,
lying and beingy#fe at Southold, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:-
BEGINNING at a point formed by the intersection of the Easterly line
of Youngs Avenue (also known as Railroad Avenue) with the Southwesterly
corner of the premises herein described and the northwesterly corner of
land of the Estate of Sohn Caroy, deceased, (said point being presently
marked by a locust stump); running thence along the easterly line of
Youngs Avenue, North 11 degrees, 19 minutes 40 seconds West, a distance
of 167.0 feet to a point marked by a concrete monument and lend of
Clement W. Booth; running thence along said land of Booth, North 77
degrees 30 minutes 20 seconds East, a distance of 190.0 feet to a point
marked by a concrete monument; running thence still along said land of
Booth, South 11 degrees 19 minutes 40 seconds East, a distance of 167.0
feet to a point marked by a concrete monument and said land of Carey;
running thence along said land of Carey, South 77 dogmas 30 minutes 20
seconds West, a distance of 190.0 feet to the point or place of begin-
ning.
TO;ETHER with all the right, title and interest of the parties of
the first part, if any, in and to Youngs Avenue in front of and abutting
said premises, to the center line thereof.
Being and intendod to be the same premises conveyed by Ray I. Young
and Helen S. Young, his wife, to Albert Salmon and Helen E. Salmon, his
wife, by deed dated March 22, 1950 and recorded in the Suffolk County
Clerk's Office on March 23, 1950 in Liber 3057 0£ Deeds at page 385, and
this deed is given for the express purpose of conveying the right to the
use of a right of way heretofore reserved in the aforesaid deed.
TOGETHER with all right,title and interest,if any,of the party of the first in and to any streets End
made abutting the above described premises to the center lines thereof;TOGETHER with theappurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors Bud assigns of
the party of the second part forever.
AND the party of the first pact,in compliance with Section 13 of the Lien Law,hereby covenants that the party
of the first part will receive the consideration for this conveyance Bud will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the rest of the improvement before using any part of the fond of the same for
anY other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
