Nassau County, Now York,
party of the first part,and HARRY SCILEPPI and HELEN SCILEPPI, his wife, as
tenants by the ontirot3 both
residing at Ocean Avenue, Bayport, New York,
party of the second part,
WITNESSETH,that the party of the first part,in considemfion of Ten Dotlam and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second Fort,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain to piece or parcel of land,with the improvements thereon snorted,situate,
lying and being at Southold, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:-
BEGINNING at a point on the westerly side of Oakwood Drive distant
361.08 feet southerly from the corner formed by the intersoction of the
southerly side of Pine Nock Road and the westerly side of Oakwood Drive;
running thence along the westerly side of Oakwood Drive, South 6 degrees
54 minutes 30 seconds East, a distance of 100 feet; running thanco South
83 degrees 05 minutes 30 seconds West, a distance of 190.0 feet to land
of Richard V. Jacobs and wife; running thence along said land of Jacobs,
North 6 degrees 54 minutes 30 seconds 'West, a distance of 100.0 foot;
running thence North 63 degrees 05 minutes 30 seconds East, a distance
of 190.0 feet to the westerly side of Oakwood Drive at the point or
place of beginning.
Being and intended to be the same promises conveyed by Richard W.
Hackett and Emilie B. Hackett, his wife, to George Biehl and Mary A. -
1 Biebl, his wife, by deed dated August 6, 1960, and subject to the
covenants and restrictions therein contained, together with the same
promises conveyed by Robert E. Boorgesson and Johanna J. BoergessonI
his wife, to Goorge Biehl and Mary A. Biehl, his wife, by dead dated
April 15, 1961 and recorded in the Suffolk County Clerk's Office in
Liber 4974 of Deeds at page 296 and subject to the covenants and ro-
strictions therein contained, and also being the samo promises conveyed
by George Biahl and Mary A. Biehl, his wife, to George Blehl by deed
dated April 5, 1962 and recorded in the Suffolk County Clerk's Office
on April 6, 1962 in Liber 5148 of Deeds at Page 270 and subject to the
covenants and restrictions therein contained.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pact covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in mmpl ance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word"party'sball be construed as if it read"parties"whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
