party of the first part,and MICHAEL SABIAA residing at Hempstead Lake State
Park, West Hempstead, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of
Tea and 00100 (010.00) - - - - - - - - - - - - - - - - - - - dollars,
lawful money of the United States, and other valuable consideration - - - - paid -
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being 3s-= at Bayview, Town of Southold, County of Suffolk, State
of New York, known and designated as and by the Lot #52 on a certain
map entitled "Map of 'Perry Waters at Bayview, Town of Southold, Suf-
folk County, N.Y." and filed in the office of the Clerk of the County
a of Suffolk on December 29th, 1958 as Map #2901.
TOGETHER with an easement for ingress and egress over and upon Waters-
" edge Way, Longview Lane, and Rambler Road for their entire distance as
shown and laid out, 50 feet wide throughout, on said above mentioned
filed map. RESERVING however to the seller the title to the land in
� ? said roads and the right to herself, her grantees and successors in
interest, to dedicate said roads as public roads, and to grant ease-

:m r" ties. RESERVING also to the Seller the right to change the location
of said Rambler Road in any reasonable manner.
TOGETHER with the right to use in oommon with other lot owners the
area known as Lot #8 and the area adjoining next southerly thereto
to the extent of 80 feet, more or lose, being the northerly 80 feet
of the parcel designated on said filed map as "Community Park and
Beach (residents only)".
TOGETHER with the right to use in common with other lot owners (said
right being only for the benefit of the above described promisee) for
bathing and recreational purpos ea, the southerly 300 feet, more or
la Bs, of the parcel designated on the above mentioned filed map as
"Community Park and Beach (residents only)". RESERVING however to
the seller the right to change the location of the northerly boundary
thereof we hereinabove provided.
SUBJECT to the restrictions set forth in a declaration made and re-
corded by the seller on September B, 1958, in the Suffolk County
Clerk's Office in Liber 4508 cp 380.
